1. What PrimeLand is
PrimeLand is a personally-operated informational catalog of land opportunities in Georgia. It is not:
- A registered company or legal entity.
- A licensed real-estate agent or broker.
- A public registry or government authority.
- A legal, tax, or financial adviser.
By using the site you accept these terms. If you do not accept them, please do not use the site.
2. No commission or fees
PrimeLand does not take a commission from buyers or sellers. No transactions, payments, or contracts are executed on the site. Any contact with a land owner happens directly between the parties, without PrimeLand's involvement.
3. Information provided "as is"
Information shown in listings - title, area, price, cadastral IDs, notes - is supplied by the land owners or taken from public sources.
What we check before publishing:
- The cadastral ID has a valid format and resolves in the National Agency of Public Registry (napr.gov.ge) database.
- The photos appear to correspond to the listed location.
What we do not check: clean ownership title, mortgages or other encumbrances, exact area and boundaries, fairness of the asking price, actual condition of utilities, zoning restrictions, or the physical state of the land.
Accordingly, the information:
- May be outdated, incomplete, or inaccurate.
- Is provided for reference only and does not constitute an offer or warranty.
4. Mandatory buyer due diligence
Before making any decision, the buyer is responsible for independently verifying:
- The cadastral ID and ownership history at the National Agency of Public Registry (napr.gov.ge).
- Zoning, coastal, or other special restrictions (maps.gov.ge).
- Measurements, utility connections, and physical condition through an on-site visit.
- Full legal and tax aspects through a licensed lawyer, notary, or consulting firm.
5. Photos, maps, and visual material
Some images in listings are screenshots of Google Maps or edited/photoshopped map composites. These images are for illustration only and must not be used:
- To determine exact boundaries, area, or distances.
- In place of official documentation.
The accuracy and availability of third-party maps (Google Maps, maps.gov.ge) are outside PrimeLand's control.
6. Owner-provided material
A land owner who submits a listing to PrimeLand confirms that:
- They have the right to publish the photo, description, and contact phone.
- They grant PrimeLand permission to display that material on this site.
- They may request removal of the listing at any time by writing to primeland.georgia@gmail.com.
7. Third-party links and services
The site contains links to third-party services: Google Maps, WhatsApp, napr.gov.ge, maps.gov.ge. PrimeLand does not control and takes no responsibility for the operation, privacy, or content of those services.
8. Limitation of liability
The site is used at the visitor's own risk. PrimeLand and its operator accept no liability for:
- Any losses or damages - direct, indirect, incidental, or consequential.
- Transactions, payments, or disputes that arise from contact with listing owners.
- Inaccurate information, temporary downtime, or third-party service errors.
No listing, photo, or description constitutes legal advice, a valuation report, or an official offer.
9. Changes
Listings, prices, contact information, and these terms themselves may change or be removed without prior notice. The updated date is always shown at the top of this page.
10. Governing law
These terms are interpreted under the laws of Georgia. Any dispute that cannot be resolved by negotiation will be submitted to the courts of Georgia.
